The Work for linking the BWSSB cauvery water line will be started shortly as we received the “ Letter of Acceptance “ bearing  letter issued  no: BWSSB/EES/PB 504 2016-17  for linking the same to the main line.

Dear Mr. Hegde,

The acceptance letter is related to sewerage connection fixing a contractor to install 200 MM pipes costing around 50 lacks. As it is seen it may take more time to complete the formalities to take up the work.

Your reference to water connection is not related in this  contract. The chief engineer has sanctioned the water connection  about six months ago. Some petty works only may be needed to connect the main line to our receiving tank. It only needs a follow up with the field engineers of BWSSB and water connection obtained early.
The delay in getting water supply is for want of follow up from SS management.

This company is a one of the group company of SS. With registered office at Windsor manor, Bangalore same as for other sister companies

Requirement of an agency for administering a gated community.

The capability, experience in maintaining a large residential complex such as Greenage, financial discipline, previous performance, quick response to urgent complaints controlling manpower and materials ,


To my assessment based on exposure by NEELANCHAL at Greenage,  in the past three years, they have failed in all the above requirements, they have handled every single problem'"in utter dismal fashion exposed their lack of experience in every field of activity. They forget to understand that they deal with owners and handles the residents only as there tenants

As the company has not so far furnished or published its background and its growth to greenage residents and representatives to convince their capabilities, I have google-d and got some information for the benefit of the community. With Mr. Bijay Agharwal and one another as directors, the company started and was mostly in hibernation for about six to seven years and during March 2015 the company replaced the directors by one Mr. Sanjay Agharwal and another new name. I am not sure if the new director is the same one who handled marketing of Greenage appartment.  The field level staffing is visible. but that whole facility office is shared by Greenage griha Nirman  ltd and Salarpuria Sattva the two joint promoters of the project.

1)It is normal and good practice to entrust maintenance to a third party with no common interest of business between them and promoters to draw a clear boundary between construction activities now going on and maintenance , to ensure clarity and segregation of manpower,money and materials. There  are so many experienced firms available in bangalore and elsewhere. Maintanance of complex of this large size needs to be done with more scientific ways and sufficient registry and documents are to be maintained .

2) security is not properly systemized, the men are not informed/trained to deal with residents,visiters,vendors, parking of vehicles or regulating traffic.  Thefts, trespass by outsiders, are common. Thefts are not taken seriously. The SOP published by facitty team is not followed by words and spirit

3)  house keeping the facility team failed to implement mandatory waste segregation for the past three years and recently efforts are seen in alphine block and yet to cover other blocks.

4)  parks,lawn and greeneries are provided with sprinklers and drip irrigation. These were working daily but recent past the whole system is kept aside and manually watering is done with hose pipes. There appears no attempt  made  to repair damaged pipes, missing of sprinklers, pipe blocks. most of the plants are missing or withering or lacked pruning

5) maintenance complaint of common in nature  registered are sometimes closed without sincere attempt
And without any reason. leaking pipelines in basement floors, and carpark area, etc

6)water management is neglected. No information on test results of quality of water is published. Needs information of consumption to keep the demand under control and avoid waste. Proper logs are not installed to record history of pumps and machineries.

7) STP are running with unacceptable level grinding noise and needs attention for its life.

8) fire equipments like pump sets, CO activateable air handling systems are not tested for there readiness in its lifetime sofar. Periodical fire and emergency training is not programmed. No assembly point  displayed.

9)monthly maintance accounts revenue and expenditure statement must have been published.  the company preferred fixed maintenance charges and avoided billing actuals for maintenance

10) preventive maintenance of plant and machineries needs to be established. Lifts,borewells, generater sets,electrical panels etc due to lack of transparency A wild guess is made that it is not in place as all the above nine  points are visibly seen deficient and hence.

It is high time  Greenage  goes for a third party to maintain atleast A and B blocks immediately followed by K and J blocks etc. and make the maintannce activities transparent in future.

[Salarpuria Greenage] NEW GOA

Dear Greenagians,,

      Let me introduce myself as a owner and living in Greenage for the past three years. I am a retired electrical engineer with about twenty years of experience with Tamilnadu Public Works Department and twenty years as private consultant and dealt with projects and maintenance of variety of campus buildings including High Raised buildings of the nature you see in Greenage. 

Hope and request all other elected members will introduce themselves about their experience and interested area of service to the community.

The  previous GOA and the earlier coordination commitee during their one years of tenure  have sincerely attempted to get the committed facilities early but they were not able to achieve much as the Salarpuria Management was not ready to commit any reasonable timelines.

Later SS has, through a created (with no experienced/no exclusive staff) a sister  company, entrusted maintenance and security management of Greenage.  And kept the residents away from the perview and decided based on their own whims and fancies to optimise the maintenance revenue to their favour.

Protests were organised by the earlier representatives by denying payment of maintenance of ad hock 2.00/sqft. now imposed on Alpine and birch block.    
And this is expected to be followed for juniper and oak block in due coarse may be with higher rates also.

(A separate assessment on the performance of Neelanchal Griha Nirman limited is under draft by me and will be mailed to the community later.)
Pamphlet  distribution,Banner display and demonstrations were held by the GoA that had some  effects but not to the extend we expected in our favour.

In the past two years a good number of owners started insisting to take legal actions in support of the demands. case in the form of a writ petition in High Court was filed demanding installation of the legally committed GAO and it is in the final stage;but the technicalities are dragging the ultimate ruling. Interestingly the SS management never attempted to defend their position either in high court or with the registrar of coop societies.

Ten owners have filled applications to the karnataka state consumer forum and the cases are is close to hearing stages.

The legal team led by Mr.UP Singh, Elias Chennakote, Vijayshankar and Me had openioned that a stronger and aggressive efforts are necessary in the form of a GOA and based on this, I was asked  to stand for election and if elected to lead the new GOA.
