[Salarpuria Greenage] Leakage from ceiling in deodar B X02

​Hi,

some highlights regarding security lapse, ignorance from facility team.

1. seepage is happening from DB-Y02 apartment kitchen to DB X02 living room. Have informed project team, facility team several times but they have still not rectified this. apparently the flat belongs to Mr. PK Sharma who is unaware of this lapse.

2. Seepage happens when there is high pressure in water pipeline which means this can occur to any of the floors in Deodar block or pipeline may burst in future.

3. water leakage has affected ceiling and wall paint of my living room, project team need to rectify this, which they have still not done.

other problems:

1. Security team says that Sunday interiors work is not allowed but still interior work happens in DB702, attached is the video for reference.

2. landline phone still not installed in my flat. It's been two months now.

3. It's been more than 3 months I had applied for gas connection, still we have not received it. No definate date from facility team. Every time what we get is on indefinite date.

4. Issue visitor pass for all outside vendors, suppliers, dominos, freshmenu, swiggy, big basket etc. to keep a check on the unwanted movement in the society. This is the basic. these vendors have also started showing their art on lift wall of Deodar block (will share the images by tomorrow).

5. Deodar block B wing lifts are not working. Technicians are correcting it from past 2 months.

Dear facility team, atleast address these issue on priority or if it is beyond your scope, let me know whom to connect in this regard.

[Salarpuria Greenage] Leakage from ceiling in deodar B X02

This is to inform you that there is heavy leakage in our flat ceiling ( living room)
We need immediate help as the water is dripping heavily . there is already enough water collected in the living room .This is the second time this incident has happened
Tried calling facility but no response

[Salarpuria Greenage] Dark yellow water in toilets?? - Birch B wing

Hi All,
I am seeing muddy/dark yellow water in toilet even after I have personally cleaned toilet flush tank (yuck!).  Just checking if any other appt. in Birch also has same issue (maybe time for STP servicing) ?

[Salarpuria Greenage] Tata sky - No Signal for Oak Block all 3 wings

Hello Lenin, Hegde,
 
Almost 50 apartments suffered no signal problem in tata sky today morning because of a very simple mischief, done by some unknown miscreant.
 
The power adapters were taken off from the respective input source manually by someone, in almost ever floor of every block.
 
I saw the problem myself in my floor - it is only possible if someone manually had done it.
 
Since lobbies don't have security cam I suppose, not sure how to nail down the person responsible but request you to please check with the maintenance stuff/electrician if it was done by them and for any specific reason.
 
In case maintenance stuff removed the adapters in order to recharge their mobile or something, they should be strictly warned against such act in future.

[Salarpuria Greenage] Greenage security

Dear Lenin,
 
Since you are so prompt in advising us not to discuss security lapse issues in open forum, can you please justify how come 2 masons with a grill gate and bag of cement avert the eyes of main gate security as well as the reception security and directly ring my doorbell at broad daylight? (incident happened today around 4pm)
 
They claimed to have entered details in main gate under my apartment no. yet no one bothered to call my intercom.
 
When confronted, both main gate & reception security just gave a meager apology!
 
I called up Hegde's mobile but as usual he didn't pick up.
 
Being a single lady, I find Greenage is the most unsecure apartment I have ever stayed in any Indian city. Are we waiting for a major incident to happen before some action is taken up?

[Salarpuria Greenage] Greenage security - Irritating

Hello,

Is this not irritating to receive two calls from security ( main gate + block )  to receive a delivery from  pizza hut, Big Basket , Flipkar or any other vendor who wear company dress.

If a person is not wearing company dress, he can enter Greenage and ring door bell without any security restriction.

Will the Bad person always come in Big basket or any company dress ?

Greenage security more of showoff.

I think they can be better utilized to mange traffic  inside Greenage like to stop fast moving cars and stopping people driving wrong site.

You are really lucky to get 2 calls. In my 10 months' stay in Greenage, I have tried all possible means (pleading, cajoling, shouting at) to get calls from security but nothing works.
In the last 2 weeks had 10 visits from Bigbasket, Bluedart, Amazon - not a single calls.
Every time I complain, they apologize and tell me it won't be repeated 'ever'! Even once or twice they came to my apartment to apologize!
But I can't make them understand that we don't need their apology, we need them to perform their duties

[Salarpuria Greenage] REAL ESTATE BILL PASSED WHAT NEXT

Dear residents,



The real estate regulation bill passed in RS recently is an outcome of the wrong way promoters has treated buyers and their money. 
Needs more activities ( President's ascent and gezette notification by GOI)before it getting the shape of ACT. and implementations depends on every state government by establishing 'real estate regulatory authority'.

In any way one will find how much the promoters broadly take advantage of the money that they collectedfrom buyers and how short is the delivery commitments.

This act in the making 1)will plug the diversion of funds out of the related project, 2)committed delivery of the flats after getting water, sewage and electricity connections from concerned authorities,3) allowing association to function on completion of major portion of apartment booked. The date of obtaining Occupancy certificate will have no relevance for reckoning possession of flats by buyers; and a different date may prevail depending upon 'ready to occupy' for possession.

Buyers who are yet to take possession of ongoing properties (including Greenage) can insist on getting water/sewage and electricity connections citing the provisions if the Bill as reference.

Remedy for any violations can be redressed through the expected regulatory authority and further spelling authority instead of going through regular civil courts,as done by me and a few of our residents in respect of Greenage.

Salarpuria Sattva along with several other such promoters by their own anti customer practices with one sided agreements has forced government to enact this act.

Future buyers of Greenage apartments may benefit by this act.pressure will mount up for overall improvement of the practice by promoters nationwide in the days to come.

It has been communicated to you earlier also that Neelanchal has no authority in raising any maintenance bills for Alpine and Birch blocks (since the contractual maintenance period  expired in August 2015).

As you are playing role of SS mgmt representative also, we expect you to provide answers to some key questions instead of writing threating mails to residents   
Q.1 Kavari water availability for Greenage, failed promises so far?
Q.2 Club House availability for Greenage, seem to be distant dream to us?
Q.3 Khata Transfer, when and how?

Considering above facts, you are again advised to withdraw those maintenance bills immediately while we are working with your management to get the facility maintenance handover.

Note: We are not including the list of pending items for other blocks which will make the list kind of endless for you...

Dear Residents,

As already communicated, Neelanchal has no authority in raising any maintenance bills for Alpine and Birch post the expiration of the contractual maintenance period and hence, we should not pay these bills that have been raised unilaterally by Neelanchal/Salarpuria Sattva without owners' consent and for service levels that have not been up to the mark.

[Salarpuria Greenage] Possible attempt of burglary at oak c

Thanks a lot Mr. Saurabh Agarwal for this valuable information. 

I can safely infer from your inputs that these Security Staff only had fleeced the two Photo Voltaic Cells for ‎my 2 Solar Lanterns while taking out the GOA Banner as those were left there itself for charging during the morning sunny hours. 

I'm marking my reply mail to all relevant people of our Facility Management team also since I didn't get any response from them regarding the formal complaint # 267 which I had logged on 09.03.16 in Apnacomplex.com - the day when those were stolen & this complaint was logged in "Urgent" category. I had specifically asked them to show me the CC TV footage of the camera covering the portion of my terrace balcony which faces towards Juniper block side. 

From your response it is quite clear that the people who are responsible for providing security to the residents are also engaged in such heinous act of encroaching in our private spaces without our knowledge & authorisation with ulterior motive of conducting thefts!

Since their first motive was to peel off the GOA banner from my terrace balcony, I think it is safe to assume that these security guys were instructed from their higher ups to carry out the job‎ & in the process they stole those Solar Lantern PV Cells as well since those came very handy. I'm pretty sure that there was somebody senior also supervising the entire fleecing operation standing under the canopy shed of my terrace balcony as I got a Marlboro Cigarette stub. I have carefully preserved this evidence.

Since this mail is copy marked to Facility Manager, I demand answer from him now. 

I'm also authorising GOA to kindly intervene in this matter & take all necessary actions - legal or otherwise - as deemed fit in such a circumstance so as to ensure that Facility Management team / SS / any body else does not dare to repeat such heinous crime in future.

[Salarpuria Greenage] Plumbing woes

Hi,

I've been facing these issues regularly and fed up re-doing the same thing again and again. Facilities, please provide a permanent solution.

1) Faucets especially the ones in bathrooms get clogged with some dust regularly and I keep calling plumber every week to fix it. And getting a plumber appointment is difficult than getting a minister appointment.
2) Initially I thought I can live with this issue but this keeps me testing my patience everyday. Whenever I open a tap in bathroom, it creates an annoying sound of water from sink flowing(a loud drrrrrrrrrrrr sound) through the pipes. It is exponential to the time I open the tap, like if I open it for 2 seconds I hear this sound for atleast 10 seconds. Come on, what's the point of having a star hotelish fittings in bathroom with very basic issues open?

If anyone else faced these issues and fixed please shed some light.

I am also facing similar issue at my flat. The common bathroom taps are getting clogged with dust within 5 mins of opening. The water is veryyyyyyy dirty. 

Facilities team, please fix the issue.

[Salarpuria Greenage] Fed up by the residents of Oak A, 04 flats

I have been very patient from past few years, but this has gone beyond my patience now. I notice rice, milk, bread crumbs, roti, sabzi being thrown on my balcony and kitchen utility balcony everyday. I don't think that my house is a dustbin for your maids or children or pets where they can throw the left overs. I don't know from where it comes, it comes intentionally or unintentionally. I request you all to make sure that your maids or children or pets, whoever it may be, don't throw food or any other garbage out of the kitchen windows, room windows or balconies.

I am ashamed to say that the rag pickers on the roads are more cultured than our highly educated society in which we live, who carelessly throw garbage into other's house.  I am also a human being and feel disgusted at looking at such things every morning. 

A sincere request to please stop this menace and allow us to be in peace.

[Salarpuria Greenage] Salarpuria Greenage- BBMP Khatha distribution

Hi Team,

No use of talking to Mr Hegde as he upfrontly told me today that  he is not the right person to contact for Khata issues and he gave me pragati nadkarni 's contact who is on her own sweet leave and not picking up call and no other substitute is there to help on khata as of now

I was standing in BBMP office talking to MR.BAsvaraj and he said me in simple english MY KHATA  CANT BE PROCESSED FURTHER AS THE SALAPURIA BETTERMENT CHARGES ARE NOT PAID BY BUILDER 

And my forms were submitted 3 months back i am just wondering that who is the contact person to solve this or salapuria facility people thinks that we dont have anyother work to do in life

Worst builders i have ever seen in my life there is not even a single thing which is right 

I am fed up..... everyone gives a new contact and put the ball in someone else's court not bother on the day to day struggle we are facing

Dear friends,
Want to share our bad experience with Airtel prior to moving to Greenage. While service is alright the billing is dubious and when we chose to move out of Airtel  they charged obnoxious bills and no response to multiple complaints and terrible harrasment . we prepared for legal battle after escalation to multiple levels of Airtel and that's when they modified their 8500 bill to RS.85 and requested us to not proceed for further action.  They are pure white coloured goondas and make the best out our breathlessly busy lives to make what ever money they can.
Just feedback to caution others.

[Salarpuria Greenage] Deodar Block Concerns & Issues

Dear Facility Team,

There are some major and minor ssues at Deodar Block, can you please make sure they are all taken care of properly at the earliest.

Highly Important: 

- When are we getting permanent Bescom connection? 
- What is status on Water Softner/WTP? We all know that we are getting the water tankers but how we are ensuring the quality of water supplied to us?
- Why all the lifts are not working? 
- When will be Garbage chute will be ready? 
- CC Cameras at the entrance/lifts when it will be activated?
- What about the Khatha & other docs? When do we get it?
- Who is the single point of contact for Deodar (we need one dedicated person/deodar block manager who is accountable for Deodar Issues)
-  When is the next meeting with All of us to discuss the same, we need regular updates on the issues!

Issues: 

Issue No 1: Deodar Block all the lifts are not working, to add to the misery lifts are used by vendors for their personal use/delivery/transfer etc. including passengers/Residence lift,  in the early morning Milk & News Paper vendors holds the lift at every floor until they finish delivering to all the floors, which is not acceptable, since there are many kids have to go school early as well as people heading out to their work early. Also during day time vendors/facility cleaning team are using passenger lift to shift materials 

Can you please ensure and dedicate security staff to operate the lift and restrict all the vendors, suppliers etc to use only the service lift and not to use any other lifts. These are brand new, already they are having too many issues due to poor handling and maintenance. As we all know anything related to lifts are directly related to security issue and very expensive, so we have to be extra cautious.

Issue No 2: Most of the vendors (bsnl/act/airtel) are installing their cables/Fiber etc through the electrical/cable shaft, during the process they are damaging the existing electrical wires and pipes, can we please ensure this is done properly, this is highly dangerous, most of the people who are trying to do this work are not highly trained or skilled so they are trying to do temp. Job to get their service working, but in long term it will be very hard to maintain and troubleshoot any issues.


Issue No 4: At times there are many people come through the parking lot or backside so there is no record of who is coming in/going out, the entry happens only at the front entrance, this is a security risk as we are a new block.

Issue No 4: There are carpenters/others are working late hours & during weekends including Saturday and Sunday - since many people have moved in can we please stick to the timing and can security make sure and enforce the same?

Issue No 5: Most of the floor common chute area used as toilets by security team/facility/vendors etc. so the whole block stinks like public toilet and the cleaning is not done properly and there is no supervisor to ensure the cleaning. I have spoken to the security team and the maintenance team they are pointing at each other.

My fellow residents please add to the list your concerns/issues/comments.

So my proposal is we are willing to work with you to get some of the issues resolved as a Team, so please arrange for a meeting to take this forward., where ever possible we can help.

Today we waited for 15 min at Deodar A block 20th floor to catch normal lift, eventually got service lift so got on to it. At ground floor it stopped with a jerk 10 inches below ground level and doors did not open for 2-3 mins. My 5 year old daughter is frightened and under shock.
Please be very careful while using service lift and if possible avoid it.

[Salarpuria Greenage] Complaint about Family Pharma - extremely rude staff, false promise, miscalculation in bill

Hello SS Management,
One more nail in the coffin of Greenage community, thanks to you -
The Family Pharma, which according to the pharmacist is supposed be owned by "top management" of salarpuria not any "kam karnewala" like PK Mishra or Sanjay Agarwal.
First of all, half the medicine is not available there and the pharmacist is always reluctant to take order and import them.
He doesn't know basic calculation - once he sold 330/- worth medicine extra to my mother, it was my mother's honesty that we returned the medicine. And instead of a basic thank you, he started misbehaving with us from the next time to cover up his goof ups.
Any slightest delay in the counter and he will start shouting at you that he has "thousands of other customers, orders worth lacs to be delivered"!
He doesn't understand any medical emergency -  today I urgently needed one medicine and was unable to visit the shop as doctor has put me on bed rest. Since morning he kept on giving false promise that it would be delivered at 4pm, and then at 5pm when I called him to follow up, he declined to deliver citing 'shortage of staff' leaving me with no choice to arrange it alternately.
When I told I want to complaint, I was asked to talk to "top management" of salarpuria as if by keeping this pharmacy, you are doing us a big favor.
May I please know what gives you and the pharmacist any right to deal with the customers with such rudeness and ignore their medical emergency?
I am interested to know who has given medical license to this shop and who has given job to this pharmacist.

We have stopped visiting as they are a bunch of lazy buggers and as you mentioned they don't deliver at all. Multiple times we have given orders when meds were not in stock and every single time we had to buy from outside as no response by these useless people. 

Let's not tolerate any rude behavior by people who are there to serve us. Give it back with might.
