Unilateral imposition of Maintenance Charges for Alpine - Birch

Dear Residents,

As highlighted earlier, after the completion of the 3-year contractual period, the maintenance charges can be fixed ONLY by the Greenage Owners’ Association and since the case for recognition of Association is pending in the Registrar’s Court, we as residents cannot accept any unilateral maintenance charge imposition by anyone.

Further the quality of service being provided by Salarpuria appointed provider Neelanchal falls way below the mark with issues right from water to waste management and from security to stray dogs and from basic amenities to hygiene. These is a bare minimum service level that any average apartment complex possesses while we are still struggling to have these in place THREE years after occupation of the premises.

GOA has consolidated and presented to Salarpuria and Neelanchal multiple times, the sentiments of the Resident Community on various topics in the last months through emails, postal communication as well as direct interaction; however, none of these communications have elicited any positive reciprocation.

Hence, we request ALL Resident Members of Alpine and Birch who have received revised maintenance charge bill at the rate of Rs. 2.00 psft from Neelanchal Griha Nirman Ltd for the period from September 2015 to NOT PAY any amount towards this bill.

Further, we also request Residents of All blocks to support this move and also push the current Facilities to provide for greater transparency and accountability along with better level of service.

Our collective action would reinforce our strength and get us our demand of self-management of our own property.
