[Salarpuria Greenage] Re: loud noise from overhead water tank for 1 month

The higher your floor - the more noisy it becomes ....

Priyanka Ghosh (Registered Owner, KC-xxxx) wrote:

Kiran,

This is almost 1am in the night and I am not able to sleep because of the loud noise.

I need this to be stopped IMMEDIATELY.

I am surprised at your audacity that you are sending a maintenance bill at increased rate where you can't even provide a peaceful night's sleep.

Mr. PK Mishra,

Don't know why I have to copy you every time to get any action from your team.

I was told today morning that this would be fixed in 3-4 days and in he meantime the said motors are to be stopped between 10pm to 6am but clearly that was a lie.

I demand a response and quick action,
Priyanka

Dear Kiran,

For the last 1 month, I have been complaining to the maintenance helpline about very loud thumping noise from the overhead water tank but the problem hasn't been fixed yet.

The problem started about a month back. every time the tank is filled with water this noise comes and it lasts for almost 1.5-2hours continuously. It happens 3-4 times a day.
Day time it is still bearable though continuous thumping causes me headache. But at night, it is totally unbearable. It goes on till 2am some days.

A security guard and a plumber visited and witnessed it and both confirmed it is coming from water tank.

Every time I call maintenance Helpdesk, the plumber applies some temporary fix which stops the noise for a day or two but then it starts again.

It is half past midnight now and I am unable to sleep due to this loud noise. After calling maintenance 5-6 times, they stopped it temporarily but my sleep is spoiled by now.

Maintenance mentioned that you are aware of the problem as Oak B also apparently complained about the same issue but unfortunately no permanent action is taken yet.

I tried calling you 2 days back but as usual you didn't pick up.

Hope you understand, nobody would tolerate sleepless nights after buying a costly apartment like this.

The noise is so loud that my lower floor neighbour from 2402 mistook it for civil work at my flat and called me to complain

So please fix this immediately and permanently.

And please don't give lame justification like "top floor flats will have this problem" - I have been staying in the same apartment for 1.5 years and this problem started only a month back.

Thanks
Priyanka

[Salarpuria Greenage] Security lapse - possible attempt to bike theft

Arindam Kesh (Registered Owner, KB-xxxx) wrote:

Hi all,

Today I got a call from some security person saying that my bike (motorcycle) is parked in somebody else's parking slot. Which seemed quite strange to me because I had parked my bike in my own parking slot few months ago and never touched it since then, as it has some major problems and not getting started at all.

When I went to the Upper Basement to check I found that it was indeed parked in somebody else's parking area in a random way. As soon as I reached there the security guard (Najmul) started behaving rudely saying that you should learn to park in your own slot.

I tried to reason with him, saying why would I park my bike in somebody else's slot (in a random orientation) when I have my own slot. And it seemed that somebody had tried to steal it, but as it did not start (fortunately!) he has left it in some random place. The handle lock was open! But Mr Najmul was adamant, saying that I am sure that you have parked it here. Ultimately, we agreed to disagree. :)

Now, there are two problems here.
1. There practically no 'security' in the parking areas, specially in UB and LB. They spring into action only when somebody complains of wrong parking etc. In my last 3 years of stay here I have never seen any security guard in UB.
2. They are not ready to accept this and insist that they are present there 24/7 (maybe they were trying to saying that they are there only on 24/7 which is today :) ). Hence I believe there is no hope for any improvement in this matter.

I request you to please look into the matter and ensure that you provide security in parking areas before the situations gets worse.

Regards,
Arindam Kesh

Trying to work from a Greenage home - Another tenant experience - BEWARE - I.T folks

All you IT folks, hoping to "work from home" - BEWARE!!! - Your careers are at risk by living in Greenage

Nisha Bothra (Tenant, xxxx) wrote:

Dear Mr. Kiran Lewis,
Since there is regular stupid responses about "power interruptions" from the facility team, I would like to give some clarifications on behalf of the entire greenage community about confusions regarding a steady power supply.
When the Bescom Supply is available:
1. Irrespective of what you may claim, I do not believe that bescom power goes away and is restored randomly in few seconds/minutes.
2. I have lived in other apts in bangalore and bescom power cuts were usual. The power would be gone anywhere from 30 minutes to 2 hours. However, in none of the previous apts have I experienced power restored in a minute and then cut again in few seconds. This is NOT a bescom issue.
Even if I were to agree with you for a moment:
When there is a generator backup:
1. The power in my apt is supplied like a child playing with a switch - on, off, on, off, every second.
2. I have lost count of how many times I have complained about this issue. No electrician or any other person from your team has ever bothered to let me know WHY this luxury complex with 100+ amenities, and flats priced at 1.2 Cr will have such a problem. Of course Mr. Hegde has repeated "it's a bescom problem".
3. If you have a hard time understanding this simple problem like the rest of your team, I cordially invite you to my apt on any occasion that power goes out. I would be happy to understand how backup power tripping is a bescom issue.
My husband and I both work from home. Actually we TRY to work. What with constant power cuts and fluctuations (which apparently is bestowed upon greenage by bescom) it is impossible to do any work. There is usually no hot water in the mornings, forget being able to do chores like laundry, ironing or baking. I feel lucky on days when i can heat my food in microwave. Oh and on certain days I don't have water to drink because some smart guy decided to put only 440's in the kitchen area of the apts that do not run in backup power.
I can go on and on about how Greenage is/has become a dump, but I will stick to the issue and end this email here.
Thanks & Regards,
Nisha Bothra

When a tenant pities the owners, you know something is VERY wrong

Listed below is an email from a current tenant. Normally, one would find tenants aspiring to own their own flat in the community but not so here - in Greenage!

I had a little chat with Mr. Hegde about this issue. First he started yelling at one of his employees to impress me. It failed... When I reminded him that he was the manager and he was ultimately the man responsible he tried telling me "it is difficult to manage a thousand employees" then he said I should by an ACCL. I asked why I should have to pay for it when it was their faulty wiring that is the problem. I was a contractor in the US. I know how to wire a building, and when the wiring is not installed correctly or substandard equipment is used to save cost. That is when he stopped listening and turned into a parrot capable of repeating only the phrase "It's a BESCOM problem". I truly feel sorry for any of you who have bought one of these flats. Salarpuria is interested only in getting your money. They have no interest whatsoever in providing you with a quality building. They don't care about your ruined electronics, the electricity, water pipes bursting, ceilings leaking, construction workers sexually harrassing nine year old girls then trying to kill her father, stray dogs with rabies running rampant, security guards who sleep through the night, or anything else. They simply took your money and will keep finding more ways to charge you. Just wait till one of the backup generators needs rebuilding. Who do you think will have to pay the approximate price of 25000 - 35000 USD each?

[Salarpuria Greenage] Waste Segregation at Greenage- Juniper & Oak Block from 11th July 2016

Indira Aiyer (Co-Owner, ) wrote:

Dear Mr Lewis and Facility Team
We were 'instructed' to segregate waste from 11th July onward, which we have been doing. Today to my dismay,I find the housekeepers mixing the wet and dry waste and carrying it away.
I was informed that the Big Green containers for wet waste have not reached Oak block as yet.
Mr Lewis, was the exercise of waste segregation a mere eyewash....and if you were serious, should you not have FIRST got the big green containers and then asked us to start the segregation.
Please explain  the delay and lack of coordination !! Should we continue with our green red, buckets or revert to our packets...

More Cuddles issues/topics

Jayesh Viradiya (Registered Owner, KC-xxxx) wrote:

Dear Chandrika / Mr. PK Mishra / Mr. Sanjay / Mr. Ryan,

I have a grave concern on Cuddles and attitude of the staff.     Despite paying exorbitantly high charges,  your child care staff is very adamant and, as if they are doing charity and providing a "free" service.

1> Ramya tells us, we can't meet her without appointment.  And her appointment timings are 10-12 in morning. What's the point of in-campus day care then ?  - We pay to service provider, and we run after them to meet them !

Upon insisting that I want to talk as I am not happy with their service and have concerns. She allows me, however, is in hurry to leave Greenage, without providing any satisfactory answers.

2>  My major concern is, Ramya tells us to not send Fruits as Snacks, as that is a hassle for Day care staff to cut and serve to kids.  She tell us that, if you want to send Fruits then send it pre-cut in morning, they will refrigerate.  She tells us, it's not "convenient" for day care staff to serve it that way.  My question is, Whose convenience should be of importance here ?   Parents or Sevice provider ?  And that's the reason why we pay for it.   If I send Fruits they will not like it, but I am sure, if I will send Kurkure/Lays chips etc. which is very convenient for them to deal with.

She makes a shallow argument that day care staff is BE graduates, and hence are not willing to cut and serve fruits and so we should make alternative arrangements for snacks.I am surprised and shocked about the mentality demonstrated. They consider it as inferior tasks, not suitable for a BE graduate??   Rather than taking a corrective action to support parents, she goes on making arguments endlessly. While I am trying to arrive at an acceptable solution, it seemed that she is determined to not  budge. Chandrika, if you feel that your day care assistants are overqualified for this tasks, may be you have wrong hires, and you must fire/replace them.

She further argues that it's not hygienic for them to cut the Fruit and serve to kids, as it will be contaminated.  I really don't understand why?  Do they mean to say, staff that cuddles employs is 'filthy/unhygienic', what an excuse to make their life easy ......A series of arguments, with no real substance  !!!   Anyone can tell...if is it hygienic to eat fruits immediately after cutting or,  6 hours after cutting it in morning. Also, to bring it to room temperature before serving it(as practiced by Cuddles), it poses great risks of gathering airborne viruses/bacteria. All of us know, how susceptible Bangalore weather is for younger kids to make them sick every now and then, specially during rainy seasons.  My this point made no sense to them. I got an answer that they are certified nutritionist. This sounded like, they are the ultimate authority on health matters and parents have no business/right correcting them.  She further suggests, why don't you send "Banana"...we do already send Banana on a day/week, but cant send Banana everyday, and BTW, my daughter is well capable to peel banana skin on her own.  Very strong determination to not budge, to prove parents wrong !

Overlooking my point about Cuddles way of handling Fruits is unhygienic...finally she tells us, All parents are fine with it, and it's only us, who are complaining.   She further tells us, why don't you feed her fruits to kid at home ?  -  Sure madam, any other instruction for parents !

3>  Upon asking, Why there is no  Basic kitchen equipment setup(knife/peeler etc.), though kitchen was promised at the time of admission ? - In response, Ramya comes up with another brilliant argument and she tells us, that water provided by SS, She feels that water quality provided by SS is Recycled water(used for toilet Flush and Gardening etc. ) and so, she does not want to have basic kitchen equipment in Greenage.   Again, just for the sake of argument, she present another flimsy arguments...Does she mean to say, Greenage is a third class apartment,  providing so many residents recycled water for kitchen use ?   Understand, you are a service provider and can't argue irresponsibly, just to not budge.

She makes one feel that we are wrong, by saying.... "No other parents are complaining or asking for same" ...I am sure, this is a standard line being used by Cuddles, everytime any parent complains about anything.  And so, I told Ramya, let's have a parents gathering and discuss in front of all parents. Her response...She will let me know, about parents meeting. I will wait to hear from you Ramya.

Mrs. Chandrika,  please announce a parents-cuddles mgmt. meeting, this July month.  Past calls for a meeting by parents on various issues, have been ignored by you, as service provider, and so inform us about Date/Time, when you are coming to Greenage to hear parents issues and concerns ?

I am sure, you don't want angry parents, as we want you to be a good service provider inside Greenage. Also, Mrs. Chandrika, establish a communication channel for Greenage, as we are not able to post our  grievances on your official Facebook Page.  If not, Residents can as well create a Cuddles-Complaint Facebook page, which you can track for complains.  Another alternative that you can sign up for could be to be part of ApanaComplex group, to track Cuddles complains.

Please understand that when it comes to children, you don't want to ignore parents.  This is a pressure cooker situation and your continuous ignorance on parents issues/concerns, is not a good strategy deployed by Cuddles.

SS mgmt,  We as residents look upto you to intervene and ensure good service and attitude of staff, at the price that most of us have already agreed to pay. Despite paying for it, if Cuddles comes up with Flimsy policies/arguments, for their own convenience and wash off hands from basic responsibilities, it is not acceptable at all.

We have also not been happy with your pick up from Greenage Gate, and you seems very much under staffed on this.   On one occasion my daughter was left with Main gate security waiting, while your person was late for pick up.  On another instance, couple of days back, kids were picked up from Greenage gate, with no Umbrella getting wet in rain walking till cuddles.

Social media on Cuddles is not a medium that we prefer, however, inaction of any kind will leave no option with residents.  Looking forward for a positive response for Cuddles, and come to the discussion table with residents. Stop playing Gimmicks ! Enough is Enough !

[Salarpuria Greenage] Facing issues with courier deliveries!?

Abhishek Choudhary (Tenant, KB-xxxx) wrote:

Hi,

Is anybody else facing issues with courier deliveries or feel there is not any system in place here? Most of the couriers (post and packages) come without a prior notice and get delivered mostly on weekdays during working hours when nobody is home.

The building security never receives and signs. It has happened more than 5 times with me now that the delivery guy had to return. As I understand, they are briefed not to do it due to bad history of missing items, but how does that solve the issue!? What is the point of a building security office in each block!

We definitely need a process in place here! It will be really helpful if someone can copy relevant folks.

Best,
