[Salarpuria Greenage] Updating on providing & connecting water line by BWSSB to Greenage

Dear Residents,

Greetings for the day !

All of you are aware that Salarpuria Sattva has remitted the entire amount Rs. 6,53,76,870/- to BWSSB as per the attached letter. Subsequently, BWSSB Head office has sent an official note to EE(S) & AEE(S)-4, BWSSB, Jayanagar 4th Block,  vide their letter no. BWSSB/EIC/CE(M)/ACE(M)-II/DEC(M)-I/TA(M)-III/7402/2015-16 dated 06/10/2015 for estimation and tendering. They have completed and the letter will be sent back to Head office for approval. The copy of which are enclosed. We are constantly monitoring the movement of the file. There is a process in the Government department and need to be followed. We do not have the control over such things. However in the best interest of the project we are monitoring the movement of the file.

Greenage All Residents Meeting - 21-Feb-2016 – Minutes of the Meeting

Discussion items

Discussion was around the lack of progress on various items right from Khata to Kaveri water supply and lack of commitment from SS towards truly resolving resident issues. Members were broadly in support of strengthening protest measures.

Additional Actions called for

1. GOA to put in writing any received communications from SS representatives and share the same on the residents forum

2. With regards to the ‘letter’ / ‘notice’ received from BBMP in response to the Khata application inquiry letter, legal implications of the same to be checked especially since ‘GOA’ name is included there

3. With regards to lack of progress on the Khata transfer, escalation options right from CRISIL/CREDAI to LokAyukta and to PMO to be explored along with calling for a people-led protest within the complex

4. In absence of continued demonstration of a non-serious attitude of the Facilities to solve the stray dogs problem, resident-driven options to be explored by GOA

5. Elections to Greenage Owners’ Association for the term 2016-17 to be initiated with the appointment of Mr. Chellapan S (KA-1103) and Mr. D Ravishankar (KB-0401) to oversee the entire election proceedings

6. Residents agreed to continue holding on to any payments towards the Alpine-Birch maintenance charges to Neelanchal

7. GOA to explore other Service Providers and/or benchmarking of Services and Maintenance charges against other similar apartment complexes within Bangalore

8. Boom gate operationalization to be reviewed to ensure that concerns raised are adequately  addressed including entry of 2 wheelers

9. Dangerously jutting out Iron rods in certain parts of the complex to be attended to on priority

[Salarpuria Greenage] CLARIFICATION TO ALL OWNERS REG KHATA TRANSFER ISSUE

Dear All Owners,                                                                                          5th Feb 2016

As many owners are  asking me frequently regarding Khata Transfer issue, I would like to clarify the latest information to all.

We (14 Owners on 16 Jan, 15 Owners on 18 Jan and 5 Owners on 19 Jan 2016) went to BBMP office, Bommanahalli to meet the Joint Commissioner Mr. N Muniraju during public visiting hours from 3 to 5.30 PM  to discuss about Khata Transfer Issue and to submit our Memorandum with 355  Greenage Owners’ signatures on three successive working days, on 16th, 18th and 19th Jan 2016. We were unsuccessful in meeting the Joint Commissioner on first two days as he was busy with his meetings.
On 3rd attempt on 19th Jan, he told us through his assistant Mr.Pradeep that he does not want to meet us. Then, from outside his office, immediately I called him on his mobile. He told me on mobile that  there is nothing to discuss with us, as Salarpuria has not paid the betterment charges’ balance amount of Rs.66,77,456/-.  Our Khatas transfer will be done only after Salarpuria pays that amount.”

But, we submitted our memorandum with 355 signatures of Greenage Flat Owners on that day through his Secretary.

We received BBMP’s reply in Kannada. I have given the translated version of their reply below for your perusal.

We had given notice with ref to 2,3,4,5  above and on 15/8/2015 and you had paid  Rs.2,18,75,794 thro’ DD no 440534 of Vijaya Bank, Residency Road. But the area of above property is 12,20789 sft and as per circular of BBMP, you have to pay the betterment charges of Rs.2,83,53,250/- at the rate of Rs, 250 per Sq.Meter.
Though we have given  Notice to you, you have not paid the balance amount of Rs.66,77,456/-  so far.
Therefore, files submitted for transfer of KHATAS by flat owners will be cleared only after payment of the balance betterment charges and also you are hereby being informed that with ref to no.6 above, as per Bommanahalli Joint Commissioner’s Orders and Final notice, Legal Action will be taken against you as per the Rule of KMC 1976.

[Salarpuria Greenage] Burglary in Cedar last night?

Hi All,

I have seen so many mails and those types of mails circulate on a daily basis - My cook is looking for work, my maid is looking for work etc etc.... People recommend so gracefully any outsider as if they have done police verification and reference check of those people. So many people enter into the premises and ask for work and they get aware of all the loop holes, about all the families who are out of station, about all the secret places and our so called security guy who sits at every block reception is least bothered about few intruders. Also what he can do just by sitting there, as he won't be aware what's going on upstairs. They just don't move from their chair. Some of very good points to bare living in this so called posh society:
1. There is no facility to collect couriers if noone is there at home. Security can't accept as they keep changing and sometimes you won't be aware of that who accepted your courier and who flicked it.
2. How and from where some outside people enters and knock each door and beg for money?
3. Electrician plumbers charge huge amount if you ask for any personal work or if they replace any fittings.
4. Birch A wing reception is so pathetic in look and it always look like some back gate entrance with minimum light.
5. Noone takes responsibility of maintaining some specific area like gym.
6. Rare facility for kids.


I think we all should go and compare Greenage with SNN properties

What you can see on their website as image all those facilities are available: Lobby at 6th floor, Lily pond at 7th floor, Sky Lounge, Swimming Pool at 7th floor, Gaming area for kids with all gaming console at 7th floor, Yoga room, indoor 3 badminton court, Mini Theater, Spa and Sauna, Beauty Parlour at 7th floor, 3 party halls at 6th floor, kids play area at 6th floor, etc etc... and I feel it is cheaper than Greenage.

Don't think I am linked with SNN anyway, I am just giving an example because I liked it very much when I saw.

So, the main point is recommend but be careful as this type of incident could lead to legal recommend/reference check and lots of questioning by cops later.

[Salarpuria Greenage] Inadequate security systems

Dear Lenin, Hegde, Mishra Ji,
 
Yesterday yet again I faced a security lapse.
I ordered foods from Bigbasket for 7-9:30am delivery slot but the delivery people arrived early around6:24am. There was no phone call from the main gate and the delivery guys directly rang my doorbell at6:24am.
When I questioned them why there was no phone call from the main gate, they said security guys were sleeping.
 
I then tried calling the main gate 11 times and every single time they picked up the phone and immediately put it down - high probability they were sleeping and didn't want to get "disturbed"!!!
Please note 6:24am is not that wee hours that the main gate security will sleep through.
 
 
Just 2 weeks back exactly similar incident happened - we ordered an Ola cab and they cab was standing right under Oak block but the main gate security had no clue that an unidentified car has entered the premise. They didn't have any entry, nor they bothered to call my intercom.
When I questioned the main gate security later, the guy names Saurav or something (white dress - main gate) very rudely replied that the duty has changed and the person at fault will come back only after 8pm, so if I have any issue I have to come down to the main gate after 8pm. I requested to speak to the supervisor Ajay but they simply refused.
 
 
As a single woman, I am finding it extremely unsafe to stay in this complex and need immediate action from you - please immediately implement visitor pass system and other basic safety measure.
 
Greenage security system is even worse that smallest of the societies around India.

[Salarpuria Greenage] Stray Dog Menance : My Son Bitten by Dogs today : NEED STRAY DOGS OUT OF THE PREMISE BY TOMMRROW

Mr P.K Mishra , Mr Sanjay Agarwal , Mr Lenin  and to all the concerned in Salarpuria Sattava Group

I am pained without bounds to inform all that  u guys have failed the residents yet again and this time my innocent and playful 8 yr old son has been bitten and badly bruised on his legs by the stray dogs The stray dogs attacked him in front of birch due to which he fell down ,dogs then  bit him on his left leg and  scratched him badly on his right leg  .It was unbearable to see him writhe in pain and cry so hard . The doctor has prescribed him Anti Rabies Vaccine( 5 Injections )  and immunoglobin Vaccine ....He just like the other children is getting traumatized and  penalized for no fault of his and has to pay the price of incompetence of others .

He now says I am scared of dogs and will never come out of my home alone... It has had such an impact on his young and impressionable mind that he is scared to come out alone even in our So called POSH Close Gated Apartment  .

I  want to know from each one of you what disaster are we waiting to happen !!!!!!!!!!!!!Who takes  the responsibility of these dreadful incidents and how many more people should be bitten by dogs before the team will take a solid action on this !!!!!!!!!!!!!!!!!!!!!How long does it take to build a solid wall which cannot be crossed by dogs or identifying possible dog entry openings and closing from the project site ???????????

You guys  are supposed to be  responsible for the providing basic hygiene to all of us  living inside the world class gated apartments ,  for which we have shelled out all our hard-earned money with one and only motive of providing secure and comfortable living Environment for our Children and family . You guys are failing us and we as parents and guardians are failing our children and family  This gives me a pathetic feeling and am repenting the decision of choosing Salarpuria Sattava Greenage Appartmentsover others as my home, where the maintenance and facilities team is so incompetent that even keeping  the stray dogs outside the premise and quarantine the complex seems to be a herculean task  .Even after a lot of complaints the latest being " A two year old being bitten badly by stray dogs on his back" the team has failed and today my son got bitten by the dog yet again .

FOR THE SAFETY OF EACH GREENAGIAN I REQUEST  IMMEDIATE ACTION TO BE TAKEN AND ALL THE STRAY DOGS OUT OF THE PREMISE BY SUNDAY 14th Feb END OF THE DAY and ALSO ALL THE BOUNDARY WALLS TO BE MADE BIG AND STRONG ENOUGH SO THAT NO STRAY DOG CAN CROSS IT .

(PS I am Thankful to all fellow residents who took care of my son in the initial 10-15 mins  and also took all the pain to come and inform us during the cricket match about the mishap I am grateful and touched Thanks a  lot )

 Long-term concern over quality of elevators as it seems to be of inferior quality as against those installed in other blocks
