[Salarpuria Greenage] repeated tripping of backup generator

Hello SS teams,

In the last 4 hours, your backup power supply in Oak C has tripped 11 times in addition to the 4 times Bescom power outage, resulting in restarting of the supply  30 times in total.

This is not only causing severe damage to all the electrical equipments, but also impacting my official work to a great extent because of multiple disconnection in the middle of conference calls as both phone and internet are restarting repeatedly.

I have called facilities 3 times so far requesting an investigation by senior electrician but no one is taking it seriously.
I know this problem has been reported many times before and you have always conveniently blamed it on Bescom.
But backup power tripping is not a Bescom problem. It is not a power fluctuation when power supply exists, it is happening when there is no Bescom supply. 
SS needs to fix this immediately by checking if any overload is happening and isolating the source.

from BBMP Team tomorrow.

Interest will be calculated for the last year (2015 - 2016) which will

The water has been dirty and filthy for many days now. Please look into it is ASAP. My son is diagnosed with Dengue yesterday. It seems multiple kids in greengage got dengue in last few weeks. 

Even in master bedroom toilets we see mosquito breeding. Not sure why it is only in master bedroom toilet for multiple house.

This is pathetic service we are getting after paying so much of money for such a reputed builder.

The all residents meeting was held on 5th june 2016 and a number of resolutions were considered and the decisions are already uploaded in the Apna complex
a discussion on the coarse of action to attract the attention of SS group went on which had most of the residents participation. It was decided to address Bijay Agarwal, MD of the SS group by registered letter with ultimatum. And in the absense of any reply from him a sort of demonstrations or protests can be considered at an appropriate time.
A brief discussion on the disputed payment of maintenance charges was there. To continue status quo.
Suggestion by a few new members mostly from cedar and deoder blocks for dialogues and negotiation with SS without going aggressive. has no takers from the A phase residents.

Mr RK Rajendran met me on  12th june 2016  afternoon confirming his moving out by coming Tuesday or Wednesday. He will be settling the amount claimed by SS directly and get clearance for moving out. He would prefer a peaceful move out but assured to help and support the residents problems.

Name change is a fairly simple exercise.This is what i did.
Step 1
Purchased a document set(English version) for BESCOM name change from BDA Complex at Koramangala.It cost Rs 370=00.This will be given in a file.
 
Step 2
Filled the form.(it is rather simple)Got hold of a friend to sign as a witness.
 
Step 3
Got the NOC from Salarpuria Management(on Salarpuria letterhead).They would ask for proof of payment of the latest bill.
 
Step 4
Took photograph of the Electricity Meter pertaining to my apartment with the serial no distinctly visible(important).The meter room is located at the side of the apartment blocks at ground level.Apartment number should also be visible in the photograph.
 
Step 5
Downloaded the photo and took a black and white copy of the same and attached to the file.
 
Step 5
Took a photocopy of the Sale deed(full document),proceeded to Notary Ms Jain's office near Lord Ganesha's Temple at Bommanahalli (close to Signal) and got the document notarised.(She charges Rs 5 per sheet) and attached the same to the file. 
 
Step 6
Proceeded with the file to the BESCOM office at Bommanahalli to get the signature of the Junior Engineer in-charge.(They are all thorough gentlemen and very cooperative) BESCOM office is located on the first floor of a building on the road which runs adjacent to the BBMP building.
 
Step 7
Post his endorsement, proceeded to the BESCOM office near Kudlu gate and met the Accounts Officer for verification of the documents.
 
Step 8
Paid Rs 100 as advised by him towards transfer charges.Stood in the queue for 30 mins.Paid.Filed the receipt in the file. 
 
Step 9
After verification, submitted the file to the concerned staff- Mr Ramesh(a star performer of BESCOM).He examined the file and remarked that a small sum has to be paid as difference in deposit which i did ,after being in the cash counter queue for about 10 minutes.Filed the receipt obtained in the file and proceeded to the Tapal section(inward entry section) for inward entry of the file.Thereafter went back to Mr Ramesh and handed over the file.Took an acknowledgement from him with the Tapal entry.
The next bill came in my name.
The entire process was very transparent.I completed this exercise during mid 2015.While the officials might have changed,the process would remain the same.

[Salarpuria Greenage] For the people living above AA1202

Hi,
I came home this evening to a whole lot of rice, some mashed tomatoes and carrots and some vegetables all over my balcony railings and over my washed clothes. Attached is the photo of all that in the balcony after I shook it off all the clothes. I've had to redo an entire load of laundry. This is absolutely unacceptable. Ensure this doesn't happen again.

Over the last few months GOA 1 and now GOA 2 have been advising residents not to pay DG and water bills and not to pay the enhanced rate of maintenance @ Rs 2/month. I have not paid the DG and water bill from the beginning. I have also not paid the maintenance from Sep 2015 when it was increased to Rs 2/month.

Now  I am planning to shift out of Greenage but I have come to know that SS and the Facility Office will not allow the loading truck to enter the complex for taking away the items unless I pay the D G and water charges as well as the enhanced maintenance charges.According to my estimate, the total amount comes to around Rs 61,000.

I have spoken to owner of BA 1203 who said that they have paid the full amount and moved out of Greenage recently. They also mentioned about another owner of Cedar who also moved out after paying the outstanding amount.

As a owner and resident what help/support can I expect from the GOA MC? If the Security does not allow the truck in, will the MC take any action to force/persuade facility office to allow the truck in? SS has my maintenance deposit, and other deposits. Are they willing to part with that? If not, on what basis can they stop residents from moving out? If I want to seek police help will MC back me by coming to the police station with me? Or do I just pay the outstanding amount and move out? If I have to pay the amount and move out I am left to wonder what is the sanctity of the MC advising residents not to pay when they can not back up that statement with appropriate action to support residents who in deference to the MC directive have not paid the charges?

Please advise.

No water in Birch B block in flush tanks

You are at your liberty to dream & build castles in air by computing arrear maintenance @ Rs 2.00 per sft for all flats of A & B Blocks from 1st September, 2015 to show an outstanding due of Rs 41,939 for my flat but let me reiterate that we are not here to satisfy your money making zeal by acceding to your illegal claim. I hope you are also aware that some of the matters related to GOA are still sub-judice & it will perhaps be prudent on your part not to make such arrear computations in black & white.

It is heartening to know that you could make an assessment of my mail comments as "Demeaning" & if it is indeed so may I request you to act so that the residents are not made to undergo such daily hassles of getting dirty water in their flush tanks clogging the plumbing lines. It is in fact there in Apnacomplex complaint record & may I request you to look back to unresolved open complaints raised by me since February, 2016 to understand the level of frustration of all of us.

I do appreciate your concluding statement "Treat people the way you want to be treated" & remind you that the available records will speak for itself to prove the same in your case.

Yesterday I informed them for the same in the morning and the issue has been resolved yesterday. It happened due to heavy clogs in water pipe. It took 3 hours to clear the pipe. It is working fine now.

Please get in touch with plumbers/maintenance and ask them to check the clogs.
